Why Documentation Matters
Incomplete paperwork is the biggest deal-breaker in property sales. Buyers and their lawyers will scrutinize every document. Missing even one can delay the sale by months.
Here's your complete checklist.
Essential Documents
1. Title Deed (Sale Deed)
The most crucial document proving your ownership. Must be the original, not a photocopy.
2. Encumbrance Certificate (EC)
Obtained from the Sub-Registrar office. Shows the property is free from legal or financial liabilities for the last 13–30 years.
3. Property Tax Receipts
Up-to-date tax receipts prove you've been paying municipal taxes regularly.
4. Building Approval Plan
The sanctioned plan from the local municipal authority (BBMP, BMC, etc.).
5. Completion Certificate / Occupancy Certificate
Issued by the local authority confirming the building was constructed per the approved plan.
6. Society NOC (for flats)
A No Objection Certificate from the housing society allowing the sale.
7. Power of Attorney (if applicable)
If someone else is selling on your behalf, a registered POA is mandatory.
8. Identity and Address Proof
- PAN Card (mandatory for transactions above ₹50L)
- Aadhaar Card
- Passport photos
9. Home Loan Documents (if applicable)
- Loan sanction letter
- NOC from bank (after loan closure)
- Original documents released by bank
10. RERA Registration (for new projects)
If you're selling a property in a RERA-registered project, keep the RERA number handy.
Additional Documents for Inherited Property
- Death certificate of the original owner
- Legal heir certificate or succession certificate
- Will (if any)
- Family settlement deed (if multiple heirs)
